Mid-Century Modern Kitchen

Project: Kitchen Renovation

When: Winter 2023

Where: Cordova Bay, BC

Details: This is one of the most beautiful kitchen renovations we've completed. The homeowners wanted a complete update to their kitchen but with a mid-century feel to match the heritage of their home. Credit to Nikita Cyr as the principal designer for this project.

For this renovation we ran all new wiring and circuits from the electrical panel a floor below, including 20 amp counter plugs and dedicated microwave and dishwasher circuits. We carefully relocated existing wiring that needed to be moved for changes to the walls and framing. We also put in place a new lighting layout, adding recessed lighting in the ceiling with a dimmer and exquisite pendant light fixtures over the peninsula, carefully measured out beforehand. LED under cabinet strip lighting with a dimmer was a crucial component of accent and mood lighting for the space.

Seaside Service Upgrade

Project: Service Upgrade to 200 Amps

When: Spring 2026

Where: Ten Mile Point, Saanich, BC

Details: In addition to an extensive interior renovation, this customer needed a service upgrade to bring his older home up to capacity.

This service upgrade required careful planning because modern code requirements and regulations meant the new electrical service couldn't go where the existing service was located. We coordinated with BC Hydro and Fortis BC to have the existing natural gas connection relocated. For the upgrade itself, we installed high quality rigid steel conduit for the service mast and secured it with bolts and wooden backing inside the home to ensure maximum safety and code compliance. We sealed around the new boot on the roof to ensure the installation was protected from the elements. As always, we provide the homeowner with a comprehensive new circuit directory and panel schedule to accompany their new electrical panel and circuit breakers.

Condo Kitchen and Laundry-in-One

Project: Kitchen Renovation

When: Summer 2023

Where: Saanich, BC

Details: This renovation is a masterclass in combining style with functionality in an older condo.

This is a great of example of how we can make use of existing wiring in an older building but get the homeowners exactly what they want out of an update. This renovation made discrete use of junction boxes to work within the existing site conditions. We relocated and updated the washer and dryer outlets into a dedicated area of the kitchen space that made for a seamless transition of use and space. Under cabinet LED strip lighting, dimmers, new outlets, and increased safety technology like AFCI and GFCI outlets gave the homeowners both functionality and peace of mind on top of their revitalized kitchen space. We topped it off with a facelift for their bathroom as well.

Bellamy House Bathroom

Project: Bathroom Update

When: Summer 2022

Where: Langford, BC

Details: A little bit of lighting can go a long way.

This bathroom update focussed heavily on dynamic lighting sources for a modern feel. We installed custom LED strip lighting around the circular bathroom mirror and switched it with a motion sensor facing the bathroom door. This ended up being the perfect level of warm light for a person entering the bathroom late at night or early in the morning. Recessed wafer lights in the ceiling provided functional space lighting, while perpendicular lengths of LED strip lighting on both the wall and ceiling gave the space a distinctively modern feel. We achieved this by running the necessary wiring for the strip lighting back to a small appliance cabinet in the bathroom, where the wiring connections and driver were concealed.

Electrical Inspection

Project: Electrical Inspection

When: Fall 2023

Where: Saanich, BC

Details: A homeowner reached out with concerns about his older home's electrical wiring. It was a good thing he called.

We completed a detailed electrical inspection, looking at everything from the electrical service to individual plugs and switches, light fixtures, electrical panels, and outdoor wiring. The home had classic issues associated with older homes with generational wiring: old wiring that wasn't grounded, DIY repairs, and a lack of modern code safety compliances. We provided the homeowner with our detailed report, highlighting the hazards from high to low priority, and an estimate to make the necessary repairs. The homeowner decided to proceed with the work and we were able to take steps to repair existing problems and install modern devices that greatly increased the safety of the home.
